Pensacola Beach Update
Covid 19 came unexpected in the Spring and completely ruined the Summer Tourist Season for Pensacola and Pensacola Beach Business. And just when we thought it was 'safe to get back in the water', Hurricane Sally dealt another killer blow when several barges broke lose, one crushing the recently opened 3 mile bridge from Pensacola to Gulf Breeze.
Six months is the time frame estimated to make repairs and re-open for traffic. The five to ten minute drive now requires over an hour or longer depending on the time. All traffic now must use I-110 to I-10 to Garcon Point Bridge to Hwy 98. A traffic problem of major proportions. Ft. Pickens is closed and the road to Navarre on 399 is closed
The Good News is that the beach survived with no major beach erosion and a minimum of structural damage to homes and business.The beach is still here and opportunities will come. Things will return to normal as they always do. Beach Real Estate has survived Ivan, Sally, BP, and will deal with the loss of the 3 mile bridge.
Inventory remains at an all-time low with Portofino having only 4 Three BR and 9 Two BR condos listed when just a couple of years ago over 200 were on the market. This type of market is not just here in Pensacola. National figures reflect the same type of situation especially for new construction. With the virus having folks living and working at home and not having to drive to work have changed the housing needs for workers.
When a new listing hits the market, if it priced right and is in decent condition it is usually gone in a matter of days and in some cases a matter of hours or minutes. If you have an idea of what you would like in a beach home let us know and we'll start looking.
The Blue Angels made a final pass with their F-18's they have been flying for years. Next year they will be flying the Super Hornet. They flew over all the beaches including Tristan Towers and downtown Pensacola.
